A protected landscape next door
Rrushkull sits on a quieter stretch of coast near Durrës. Albania's official tourism portal describes the Rrushkull Managed Nature Reserve, in the Sukthi area, as one of the country's most important protected coastal habitats: about 650 hectares of Mediterranean and alluvial forest, wetland and the estuary of the Erzen river, recognised as an Important Bird Area.
The same portal recommends it for birdwatching, walks and nature photography, and as a fishing spot. That sets the character of a villa stay here: private outdoor space, time together and a slower rhythm, with a habitat rather than a resort next door.
- Keep to the marked paths inside the reserve — it is a habitat, not a park.
- Keep waste, noise and activity within the rules of the villa and of the places you visit.
Near the beach, not on it
None of our villas is on the beach. They are private houses with their own pools in Rrushkull, the village behind Lalzi Bay, and each villa page lists the bay's beach as a short drive. Plan on a car or a transfer for beach days rather than a walk with towels.
The official portal describes Lalzi Bay as a long coastline of fine sand with clear water that deepens gradually from the shore, bars and restaurants near the water, and forests and hills around the bay. Conditions and seasonal services change, so check current local information for a particular day.
The six villas side by side
The figures below are the ones published on each villa page. Capacity is the maximum number of people who may stay, and our guest policies do not allow it to be exceeded.

- X Junior — up to 8 guests · 3 bedrooms plus a sofa bed · 2 bathrooms · 190 m² · private pool and jacuzzi · all on one level.
- LT Luxury Villa — up to 6 guests · 2 bedrooms plus a sofa bed · 1 bathroom · 150 m² · private pool · all on one level.
Choosing by group
Start with the number of people who will actually sleep there, then look at the bathrooms: two families sharing a house usually feel the bathroom count before they feel the number of beds.
- Two couples or a small family: LT Luxury Villa or X Junior.
- Up to ten, or grandparents who would rather avoid stairs: ZEN Villa, all on one level, or Isea Wood Villa with five bedrooms.
- A large group of sixteen or seventeen: Infinity Villa (up to 17) or La Mirage Villa (up to 16), both with eight bedrooms — Infinity has two pools, La Mirage a separate guest house.
- Swimming outside high summer: ZEN Villa's pool is heated.
House rules that shape a group stay
Our guest policies apply to every villa and are worth reading before you book for a group:
- Outdoor music stops late in the evening; after that, music only indoors and at moderate volume.
- Parties, events and extra visitors need written approval in advance.
- The pools and jacuzzis have no lifeguard; children must be supervised by an adult at all times.
- Pets only with prior notice and confirmation; barbecue only in the designated area.
Before you travel
Use the confirmed location details we send for your booked villa and plan transport before arrival: the villas are in a residential coastal area, not on a bus route.
